HOME REPORTS – Now Effective in Scotland (since
1st December 2008)
Home reports are now
mandatory (since December 2008.) Whether you are a buyer or a seller, you
will need to be aware of this. The Home Report (or Single Survey) must be
made available before a property can be put on the market. The Home
Report consists of the following:
- A Single
Survey, prepared by a surveyor which outlines the condition and value of a
property
- An Energy
Report, that gives a homes energy efficiency rating and environmental
impact
- A Property
Questionnaire, which the seller will need to complete containing useful
information for buyers, solicitors and surveyors
Who is responsible for providing the Home Report?
The responsibility for having a Home Report ready when a home is marketed
for sale lies with the seller or their estate agent. Sellers are also be
responsible for the cost of a Home Report, which will be payable at the time it
is instructed
Does this affect me
right now?
Yes, this legislation came
into effect in December 2008 and must be
in place prior to marketing any property for sale
