Prepare your home for viewing - with a little
preparation you can make a huge difference to the speed of your sale.
FIRST
IMPRESSIONS
The first thing a viewer will see is your garden or
close. Keep your garden neat and tidy, and clear away leaves from
pathways and doorways. If you live in a flat, make sure that the stairs
are swept and washed, and that all junk mail is removed.
STEPPING
INSIDE
Make sure your hallway or porch isn't overwhelmed
with coats, bikes, shoes etc. Noisy domestic scenes are to be well
avoided. If you have children, keep them amused with something quiet
during the viewing, or if possible arrange for
family or a friend to take them out. If you have pets, put them in the
garden if possible.
GOOD LIGHTING
Good lighting is essential. If your viewing is
through the day, make sure that there is as much natural light as possible -
open blinds, tie back curtains. If the viewing is in the evening, switch
off overhead lights and use lamps for a more subtle effect. Make sure
every room is well lit.
DE-CLUTTER
Viewers try to imagine themselves living in your
home, so the less personalised it is the
better. The number of photographs and ornaments should be kept to a
minimum. Remove all toys to storage boxes & tidy over stacked CDs
& bookshelves. This tip is the most important.
